The homeowner had watched water pool on the sill every summer storm since 2019. This door hadn’t moved freely since the 2017 storm season. We found the track wallowed out at the latch side and the roller carriage cracked from salt air exposure, which is common in Weston homes within two miles of the Everglades edge. The measured opening was 71″ by 79 1/2″ - not a standard stock size. We specified CGI Estate Series with stainless steel rollers and a thermally broken frame. Written price: $4,850. The homeowner’s July electric bill hit $487 running a 4-ton system that couldn’t hold 74°F past 4 PM. We used a laser thermometer on the interior glass: 138°F at 3:30 PM. The measured survey documented six fixed picture windows totaling 94 square feet of west exposure. The existing door was a 24-gauge steel panel with no wind load sticker, which means it was installed before the 2002 code cycle or never met it. We measured the rough opening at 16′ 2″ by 7′ 1″ and found the track mounted to 2×4 trim rather than the header. That’s a failure point in a wind event. We specified Mr-Glass impact-rated with reinforced track, heavy-duty torsion spring rated for the added weight, and a battery backup opener. Written price: $6,950. We pulled the permit, passed inspection, and the photo record shows the track bolted through the header with lag shields at 16″ centers. The trapezoid was field-measured at 72″ wide at the head, 48″ at the sill, 24″ tall on the left, 18″ on the right - not a standard catalog shape. Water had been entering at the head for two years, and the drywall below was soft to the probe. We templated the opening on site, sent the drawing to ViewLux for custom fabrication in impact-rated laminated glass, and specified an integrated sill pan with end dams. Written price: $3,400. The photo record shows the head flashing lapped over the housewrap and sealed with fluid-applied membrane. The measured survey with the template drawing stays with the homeowner. No more staining after the first summer storm season.

Front Entry Door Replacement: Hollow-Core to Therma-Tru Fiberglass in Country Isles

The door was a 28-year-old hollow-core steel unit that had been kicked hard enough to dent the face and separate the core from the skin. The bottom edge was rusted through from sprinkler contact, which is typical in Weston homes with St. Augustine grass irrigation. We measured the rough opening at 36″ by 80″ and found the jamb rotted at the sill. We specified Therma-Tru Fiber-Classic with a composite jamb, multi-point locking, and a composite sill cap. Written price: $2,850. The photo record shows the composite jamb bedded in sealant and the threshold shimmed level, not just screwed into the subfloor.
